Will you value my property for me?

Yes. We offer free and no obligation valuations if you are thinking about selling your property.

 

Who takes the photos, measurements and writes the description?

We do. One of our experienced valuer's will take details of your property and take high quality photographs. A draft brochure will then be produced and sent to you for your approval. This gives you an opportunity to make any changes before going live on the market.

 

Can you arrange an Energy performance certificate (EPC) for me?

Yes, although you may already have one so we will check on the EPC register if this is the case. If not, we will arrange for a local contractor to contact you to arrange an appointment. We also advise that every property we list has a professional floor plan. If you haven’t already got one of these, this can be arranged at the same time as the EPC.

 

How quickly can you get my property on the market?

Within 48 Hours. We work efficiently to produce a high quality brochure within 48 Hours of our appointment. As soon as we have approval/amendments from you, your property will be made fully available on all the main property portals inc Rightmove, Zoopla, primelocation, findaproperty and many more, as well as being emailed out to our extensive database of buyers.

 

Which package should I choose?

Either! Both packages offer true value for money and will end up saving you money compared with traditional high street estate agents. Our “online package - £999 + vat” is perfect for owners who can show prospective buyers around. If you can’t or would rather us show buyers around our “traditional package – 0.75% + vat” is for you.

 

Do you charge anything up front?

No. Our fees are only payable upon completion once we have successfully found you a buyer. We offer full transparency when it comes to what we charge. There are no hidden extras or unpleasant surprises, just a simple, clear and fair price to sell your home which is 100% No sale, no fee.

 

What is the length of your contract?

4 weeks. If for whatever reason after 4 weeks you wish to take the property off the market with us, we just require 28 days notice. We offer unlimited marketing time so you can keep your property marketed with us for however long it takes to sell.

 

Do you put up a for sale board?

Yes. This is the most original form of advertising a property. A For Sale board will be erected within 24 hours of the property going “live on the market”. By having a For Sale board it makes sure the property is being fully advertised and ensures that no stone is left unturned. If you would prefer not to have a board please inform us at the valuation and we will make sure we don't put one up,

Do you have a list of buyers on your books?

Yes. We have a large database of buyers who are looking to buy a house in Gloucestershire. We don’t just rely on incoming enquires from Rightmove, Zoopla etc - we proactively phone and email registered buyers to ensure we’re not missing out on any opportunity of selling your home.

 

What if I am on with another agent?

We are asked this question all the time! You’d need to check your agreement with your current agent. You’ll more than likely have to give them between 1-4 weeks notice. If you’ve already done this give us a call to arrange a valuation appointment or call us for more information.

 

Will you keep me updated?

Yes. Customer service is very important to us. We will feedback to you within 24 hours after every viewing which takes place and will call you fortnightly to give you a marketing update/price review.

 

Do you negotiate offers on my property?

Yes. We deal with all offer negotiation. Negotiating directly with a buyer can be awkward so we ask you to leave it to the experts! We will qualify buyers fully before putting forward an offer to you and our team of negotiators will work hard to achieve the best possible price for you.

 

Will you financially qualify buyers?

Yes. Although we (Gloucestershire Property Online) don’t, our team of financial advisors will qualify buyers on our behalf to make sure all checks (possible) have been before you accept an offer.

 

Will you progress the sale once I’ve accepted an offer?

Yes. We’ll be liaising with everyone involved to ensure a swift completion. We’ll be in contact with mortgage advisors, solicitors and other online or local estate agents who have involvement with the sale. We have a structured week by week guide for a buyer and seller to make sure the sale is kept on track. We’ll update you (our client) once a week with progress through to completion.

 

What happens on the day of completion?

The big day! Depending on the package you choose will depend on key hand over arrangements. Keys can either be passed directly to your buyer or can be left with us at one of our offices across the county for an easy hand over to your buyer.

 

How do you charge so much less than other agents?

We work smart. We don’t have multiple, expensive, high street offices. We cover the whole county efficiently from just three offices. Around 80% of our owners choose our “online package” meaning we don’t need to have offices in every area of Gloucestershire to be able to accompany viewings. This means the 20% of owners who need us to do viewings can also make a huge saving with our “traditional package”.

 

What's the catch?
